As a mortgage broker, I have seen different ways some lenders offer to help borrowers make the mandatory 3.5% down payment required for an FHA loan.
We now have a lender in place that is offering a grant to cover the entire 3.5% down payment for Oregon purchase loans on single family 1-2 unit properties. Here is the catch – there are “NO PAYMENTS” – this is for real! This means the borrower is never responsible for paying back the money granted to make the down payment. There will not be a second mortgage and the debt is totally forgiven. In addition, you have the option to refinance after making only 6-7 payments if rates are lower in the future.

Most lenders wont provide a "rate" or a "written estimate" without you first filling out an application along with your private info including your social security number. This amazing product for seniors will almost double your buying power If qualifying for a traditional mortgage if it's difficult to income qualify.
For the past year the big 3 credit reporting agencies have been selling customer data called "Trigger Leads" to mortgage companies. If a mortgage lender pulls your credit report, the three major credit bureaus instantly notify thousands of other lenders that you are "looking" for a mortgage product. This practice ends up blowing up your phone with hundreds of mortgage solicitors calling you. There is a bill in congress to force the bureaus to end the practice but in the mean-time, there is a easy way for you to "Opt-Out" of trigger leads. Just go to OPTOUTPRESCREEN.COM and fill out a simple page with your private info and select the 5-year opt-out option. It will take about a week for the "opt-out" to apply. You can go back and "opt-IN" anytime you choose. Its a free service and highly recommended if you are planning on having a mortgage lender or a bank pull your credit in the near future.
